Selling a home can be an emotional undertaking. You want to sell it quickly and for the highest price possible. In order to accomplish this you have to stop thinking about it as “your home” and consider it just a house for sale.
I will help you assess your home, determine what needs to be done to stage it ... accentuate the positives and downplay any negatives … and make recommendations if there are repairs or upgrades that would help it sell more quickly.
You need to prepare your home so it appeals to the largest number of buyers. Your rooms need to not only look terrific, but they must be arranged in a way that allows potential buyers to picture their own families living in them.
Most homes are staged today before they are listed. If yours does not look its best it will not compete well in the marketplace.
We will start with a full home walk-through, exterior and interior. I will take pictures and make recommendations for each room as we proceed. After our tour we will prioritize what items are most critical for you to address before you list your home. If needed I can recommend competent contractors who can handle painting and repairs.
If you have already engaged a real estate agent, I welcome the agent's participation in our walk-through. A good agent has the pulse of the market and can often make recommendations based on what is typical of homes in your neighborhood and therefor expected.
After this initial assessment you will want to complete the recommended repairs as soon as possible. I will then return to put the finishing touches on the home so it is ready for pictures.
Today's home buyers do their first "walk through" virtually. If your house is not presented well in the listing pictures you might turn off buyers who won't even come to see your home.
